Tenancy Lighting Assessments
Tenancy Lighting Assessments (TLA) for office owners, landlords and agents. Work directly with an accredited assessor on a standalone assessment or as part of your BEEC engagement.
A TLA assesses the energy efficiency of general office lighting expected to remain when a tenant leaves and removes their fit-out. It records installed lighting power density and the capacity of the lighting controls. Certification is managed by the Commercial Building Disclosure (CBD) Program.[1]
The assessment covers lighting energy efficiency; it does not measure light levels (lux), lighting quality or suitability for a particular use.[1]
What is assessed
Identify the general lighting and calculate its nominal power per square metre (W/m²) for the areas being assessed.[2]
Review the installed controls, such as switching, timers and occupancy sensors, and grade their capacity under the TLA rules.[2]
Check plans against the premises and record lighting, controls and supporting photographs to substantiate the assessment.[2]
Preparing for your TLA
We agree the office areas in scope, review the information available and arrange site access. The assessment can cover all or part of a building’s office space.[2]
Share any existing TLA and let us know about changes to the lighting or tenancy layout. We will confirm the evidence needed for the agreed assessment.

A certified TLA is valid for five years. An existing valid assessment covering the relevant area can be reused for a Building Energy Efficiency Certificate (BEEC) application. Modifying a TLA does not reset its original expiry date.[1]
A BEEC combines a TLA with a NABERS Energy for Offices rating. Its maximum validity is 12 months, ending sooner if either supporting assessment expires.[3] We can coordinate your BEEC assessment and application, including the NABERS Energy rating.
We provide the published CBD rules and links to official guidance for you to review. You are responsible for determining whether your building or area is disclosure affected. Taktet does not make that determination.[4]
